General Comments:

4/18--As you can see from people's comments from the showings so far we are looking for a special type buyer, just like you two were. That type of sale usually takes longer than a medium size 2 story or a plain old ranch. That's just common sense tho and we knew the house was special. None of the things the people mentioned as the reason why they weren't making an offer can be changed; we just have to realize that they are objections and valid to them.

5/13--Mother's Day slowed traffic way down with people still having holiday mentality. I hope your day was good, my girls took us out for brunch at Charley's Crab. What a spread. I told them they had set a precedence.

Buyer Qualification

The buyers are preapproved for their loan with Wells Fargo Home Mortgage. It is, of course, subject to conditions of underwriting such as appraisal.

The APPRAISAL was completed on June 20. I faxed survey to the appraiser and two comps besides the one he found on Grand River.

Title Committment

The selling agent will be ordering this. It is ordered from First American Title on Spaulding Avenue.

Title Insurance Policy is in.

Private Inspections, VA, or FHA

Private inspections will occur within 2 days. They have 10 days to get results and to make a proposal to us if there is something they disagree with or desire to get prepared.

Private inspections for electrical, heating, plumbing, structural, termite, and radon will be done on June 11, Wednesday.

Inspections done waiting for report from selling agent.

The 10 day inspection period for the buyer to submit results/requests to us or to void contract is up on June 14, 2003.

Private inspections have been negotiated successfully with a $1500 credit for the buyers for repairs.

Termite Inspection

The selling agent will be ordering this inspection. It will probably be done the same day as the general inspections, June 11.

Survey

They buyers are accepting the existing survey. The mortgage co must do the same and if they do not, we would have to work on an adjustment. I have dealt with Wells Fargo before and they have usually accepted.

Well/septic plus Septic Cleaning

I will order the well/septic inspection today the 6th of June. I will let you know how much it is and you can cut me a check in the mail, if you please. You order the pumping and remember to tell the pumper to send the "Pump Card" to Kent County Dept of Environmental Health. They are on Fuller and the pumpers know where they are.

The inspection sheet was driven down to the Health Dept. so we wouldn't lose time in the mail. It was $115 for the combined well/septic inspections. They will call you to set up a time and then they send the report to me.

Septic pumping is done and all requests are to KCHD.

WEll/SEPTIC INSPECTION DONE MORNING OF June 16, 2005. Just waiting for the results.

The REPORT is done and the well/septic has passed Kent County Health Inspection.

Sellers Disclosure

The buyers have signed and returned the seller disclosure that they picked up in the packet during the showing. It is all set.

Lead Disclosure

Since the home was built after 1978 we do not have to fill out the standard lead based paint form.

Estoppel, Limited Closing

If we close at a Title Co. this will not be necessary.

Buyers Home Insurance

The selling agent and the mortgage co. guide the buyer to obtain this coverage.

Sellers Payoff

You will order your payoff to be faxed to the Title co. Since we intend to close so fast, you should probably do that in a week and 1/2. I will be back to you with the name of the Title Co. and the numbers to contact. Thru the privacy act, the owner has to order this himself/herself.

I will email you First American Title's fax no. on June 16. Call you loan co. and ask them to fax the payoff to First American Title.

ADVERTISING SCHEDULE

Your home will get attention when people call on 4 bedrooms, search for 4 acres, or request a walkout basement, etc. The realtor who takes that call will fit them to the property they can afford and that meets their needs. It most often is not the home they call on.

My listings are advertised all over which gives you that extra edge over the MLS. Some of the advertising, I have control as to when it is advertised, some I do not have control over.

Your listing uploaded on CyberHomesUSA.com, on REALTOR.COM, Homes.com, Yahoo.com, and on all the others should be in place within 1 week of the listing agreement being submitted.

All of this advertising will be ongoing throughout your listing.

I will email a cyberhomesusa.com hyperlink to the 3000+ MLS agents so they can all see the slide show of your home immediately.




4/18--Your MLS ad was in grar.com when I looked at 11:00 this AM. I hooked up the cyberhomesusa.com page to the media link. Now I will have to get the pics in place and it will be spectacular. Hope you like PC Penny at her desk. She's a good receptionist. I will be calling the big virtual tour co to give you a call and set up for the filming of the tour. Remember everything as much as possible tucked away on counters, dressers, tables, desks, etc. I got a call at my home this morning about the house but it was a mother looking for her daughter and she wasn't in the right price range.

4/23--A hyperlink will be emailed to the 3000 agents as soon as I get the link from the Browser and hook it up. Hope to have it Thursday or Friday.

4/23--Your home will be in the GR Press, real estate section, a link has been ordered to place in the ad so people can go to your page on cyber and take the tour. That has a potential for 500,000 viewers to take the tour!!!

4/23--Within 5 days I will have created an ad with a link to your site with visual tours and will have sent email to over 12,000 people within GR and 45 minutes of GR. There is a sampling from each community. This list was devised from searching yahoo and then compiling a list which I send out using Desktop Server on my CPU. I act as my own server when I do that.

4/23--Your link to your house on the MLS site is working.

4/23--I will email our Ad dept. and get the pic that shows from the WO side direct to the road. It is more majestic. I will probably change the MLS pic they took as the pic they took doesn't look as impressive. The side view is just not as striking, I think. If you disagree with me just holler.

4/25--Your large virtual tour is now hooked up to my cyberhomesusa.com page for you. People will see it when they come into the link there, from the grar.com page. It will be hard to miss. Those tours take some time to load and not everyone will have the patience to wait. That's why I put the 10 pic slide show on too, so those people can get instant gratification.

4/25--The homes extra ad can not be broadcast in the May book because of the time of listing toward the end of the month. We have to deal with their deadlines and most listings have a month to month 1/2 lead before they get in there.

4/27--Your home will be in the Sunday Press, probably last page of the real estate section that is colored. I have reminded them several times to get the link in to cyber so all people can have their own private open house. Those who are interested can call me.

4/10--Your ad will be in the Sunday Press again on the 18th of May. The cable runs are usually being put in 2 to 3 times a month but I won't get the dates until I get my next bill which usually comes in a month in arrears. My other houses are running on that schedule so assume yours will parallel that. We should make the Homes Extra this coming month.

5/18--Home in the Sunday Press, last page with link to website for instant open house for a potential of 500,000 homesteads.

6/3--Ad is in the Homes Extra for June and will be each month now until sold.

6/6--Home was broadcast on CABLE TV May 4, 18 and June 1.

Duane Herlein said, "They thought your house was beautiful and well decorated. He said, however, that it was not the style of construction that they were specifically looking for. They are not a candidate."

Kayte Dusendang the realtor said, "It's a unique home and it seemed to be priced pretty well. They were looking for something different and wrote on a 100 year centennial house."

Teresa Rich said, "The home showed well and they loved the grounds. They were more of contemporary style folks so they seemed to not be interested."

Patty Watson said, "It was a nice house and well maintained but it wasn't going to work. The buyers did not think it was the home they were looking for. They had children and preferred them on the first floor. The house has the laundry in the basement and they prefer main floor utility."

UPDATE ON BILL AND SUE:

Things are working out for us. Sue found a place and they accepted our offer, new construction, it is the model (never lived in), L-O-T-S of upgrades and exactly what Sue wanted. Ranch, finished english basement with a wet bar & cabinets and a hugh storage area, 3 bedrooms (walk-in closet in MBR), 3 full baths (MBR bath is very large), den, dining room, kitchen with corian counters, an island & eating area off the kitchen, family room with fireplace, open floor plan believe it or not and lots of windows, deck, cable TV ready 5 jacks & 5 phone jacks, alarm system already installed, carpet upgraded, chair rails, 2 car garage (rather large), landscaping done and it's beautiful and much more. We're both extremely happy with Sue's find, our closing is August 11th. Managed to get 5.5% on new loan locked in this morning. Somebody is really watching out for us and we have good people helping us (you included). Got to go, much to do.
